The Beau Rivage -Luxury Residential Tower is Built to Last

The Beau Rivage luxury residential tower in Fort Myers stands heads above the rest
for reasons beyond its 280-foot profile.

A study of the structure reveals major advantages in wind protection and moisture protection. Developer Homes for America Holdings and general contractor Boran Craig Barber Engel Construction
Co. (BCBE) are building to not only meet prevailing wind codes, but to surpass codes designed to protect condominium towers from moisture intrusion. For example, updated regulations now require
impact glass on lower levels up to 60 feet. Then there’s southwest Florida moisture – high humidity, driving rains and a sixmonth
rainy season. Based on decades of field tests, BCBE has learned how to effectively minimize moisture penetration at every
juncture:

• Dense concrete embedded with a corrosion inhibitor on balconies
protects both the concrete and reinforcing steel.

• Triple caulking protects exterior windows and doors. Caulking also protects exterior accessories.

• Flashing on exterior doors directs rainwater away from entries.

• Water-resistant “dry-lock” coating on exterior walls minimizes moisture intrusion through the life of the building.

• Interior shower tiling is lined with cement board.

• 100% acrylic exterior paint includes mildew-resistant additive.

“Tighter concrete mixes and encapsulated cable prevent both salt and water intrusion,” he said.

The Miami based architecture firm of MCHarry & Associates was recently presented with the American Institute of Architects - Fort Lauderdale Chapter,
Award of Excellence in Built Design for the
Stirling Road Branch Library in Hollywood, FL. Considered the most prestigious of all categories, this award honors the winning architecture professionals with public recognition and celebration of their works of superior design.

The new 20,000 sq. ft. library is located on a heavily wooded site in a predominantly residential neighborhood environment.
The site abuts a single-family residential property to one side and an office park and a parking lot to the other side. MCHarry & Associates were challenged to design a building which could successfully ‘bridge the gap’ between its two neighbors and take advantage of the site’s mature tree canopy and unique twelve foot change in topography from north to south.

The jury panel consisted of distinguished architecture industry professionals including Young Song, Song and Associ-
ates, Inc. of West Palm Beach; Jan Hoohstim, AIA of Miami; and William Lane, AIA of Miami Beach. The panel carefully read the narrative that accompanied each submittals and placed a great deal of emphasis on the importance of the solution achieving the goals
requested by the client and stated in the architects mission statement. The jury felt that the Stirling Road Branch Library in Hollywood, FL met or exceeded the stated goals and therefore was granted the award.
